Austin housing market showing signs of calming down, according to new report
AUSTIN, Texas — New data released by the Austin Board of Realtors (ABoR) indicates that the real estate market is calming down. According to ABoR’s May market report, housing inventory in the Austin-Round Rock MSA is improving. Active listings skyrocketed 146% compared to last May. That’s a total of 4,173 listings. The rise in listings has caused the housing inventory to more than double to 1.2 months of inventory, up from 0.7 months last May. ABoR reported that last month residential home sales declined 6.7% year over year as the median price rose 19.6%, maintaining the all-time record of $550,000 set in April 2022. Texas Realtors: Austin median home price jumped nearly double the state average in 2021
A new report from the Texas Realtors showed the statewide real estate market in 2021 was hot, but the Austin-Round Rock market was even hotter. While statewide median home prices jumped 15.7% from 2020 to $300,000, the report said median home prices in Austin-Round Rock shot up nearly 31% to $450,000 since 2020. Since 2018, median home prices have climbed $145,000 — meaning the median home price just four years ago was $305,000. It was the seventh consecutive year the median home price in Texas rose, the report said. Austin home prices are up 36% since this time last year, report says
AUSTIN, Texas — Austin’s housing prices are still rising month to month, according to Realtor.com’s July Housing Report. Realtor.com reports that Austin home prices are up 36% year-over-year. Nationally, listings are up and small home prices are down, according to the July report. Realtor.com reports new listing increases are the highest in Midwestern cities like Columbus, Ohio, Cleveland and Milwaukee.
