Texas Realtors: Austin median home price jumped nearly double the state average in 2021
A new report from the Texas Realtors showed the statewide real estate market in 2021 was hot, but the Austin-Round Rock market was even hotter. While statewide median home prices jumped 15.7% from 2020 to $300,000, the report said median home prices in Austin-Round Rock shot up nearly 31% to $450,000 since 2020. Since 2018, median home prices have climbed $145,000 — meaning the median home price just four years ago was $305,000. It was the seventh consecutive year the median home price in Texas rose, the report said. February 2022 – Austin Real Estate Market Update
The Austin Board of Realtors is reporting record breaking sales for the 10th consecutive year. 2021 units sold increased 2.5% compared to 2020. Median home prices are also up 30.8% over 2020 to a whopping $450,000. It’s important to note that December sales decreased year over year by 4% marking the 6th consecutive month for declining sales. The MLS is currently showing an 11% decrease for units sold for January 2022; the 7th consecutive month. This time last year, there were less than 1000 units for sale in the greater Austin area. Though the listing count rose steadily throughout 2021, today, there are currently only 1273 active units. Travis County currently has only 611 units for sale. Beware, home buyers: A record number of homes are selling above their asking price
This year’s spring home-buying season is set to be one of the most competitive ever, as the pandemic continues to stoke interest in homeownership. And home prices are skyrocketing as a result. A new report from real-estate brokerage Redfin RDFN, -0.22% found that 39% of homes sold above their listing price during the four-week period ending March 21, an all-time high. That figure is 15 percentage points higher than during the same stretch of time a year ago. The median home-sale price was $331,590, Redfin reported, which represented a 16% increase from a year ago.
